Australia Batasi Investor Asing Demi Kendalikan Harga Properti
Australia dikenal memiliki pasar perumahan yang sangat mahal, bahkan termasuk salah satu yang paling tidak terjangkau di dunia. Untuk menekan lonjakan harga rumah, pemerintah mengambil langkah drastis dengan melarang investor asing membeli properti mewah.
Menurut laporan Bloomberg, Menteri Perumahan Clare O’Neil mengumumkan bahwa mulai 1 April 2024 hingga 31 Maret 2027, investor asing tidak akan diizinkan membeli properti yang sudah ada. Kebijakan ini nantinya akan dievaluasi untuk melihat apakah perlu diperpanjang.

Harga rumah yang terus meroket menjadi isu krusial menjelang pemilu, terutama di tengah krisis biaya hidup yang makin menghimpit. Banyak anak muda di Australia khawatir bahwa memiliki rumah sendiri akan tetap menjadi mimpi yang sulit terwujud.
Di Sydney, harga properti telah naik hampir 70% dalam satu dekade terakhir. Saat ini, rata-rata harga rumah di kota tersebut mencapai AUD1,2 juta (sekitar Rp12,4 miliar), berdasarkan data dari konsultan properti CoreLogic Inc. Tak hanya harga rumah, biaya sewa pun ikut melonjak tajam.
Meski demikian, kebijakan ini diprediksi hanya akan berdampak kecil terhadap harga rumah secara keseluruhan. Data dari Kantor Pajak Australia menunjukkan bahwa dalam 12 bulan hingga 30 Juni 2023, investor asing membeli real estat perumahan senilai AUD4,9 miliar. Dari jumlah tersebut, sekitar sepertiga merupakan properti yang sudah ada.
Untuk memastikan kebijakan ini berjalan efektif, pemerintah akan mengalokasikan dana tambahan bagi kantor pajak guna menegakkan aturan baru tersebut. Menteri O’Neil menegaskan bahwa langkah ini sejalan dengan janji yang sebelumnya disampaikan oleh pemimpin oposisi, Peter Dutton, tahun lalu.
Pemilu Australia yang harus digelar sebelum 17 Mei mendatang diprediksi akan berlangsung sengit. Dengan biaya hidup dan perumahan sebagai isu utama, kebijakan ini bisa menjadi faktor penentu bagi para pemilih dalam menentukan pilihan mereka di bilik suara.
